Here is why we recommend treatment of a building’s whole roof at one time:
In 21 years of direct experience, we have found that doing partial treatment of roofs is not effective. I’m going to explain why.
What we constantly found was that the untreated areas began to grow moss, sometimes right up to the edge of the treated areas, and sometimes re-infesting the treated areas. We also discovered that a lot of extra effort went in to identifying and tracking the treated areas, especially when it came to be backing up our long Warranty.
The idea of treating “just the mossy areas” doesn’t work, because on the “not-mossy” areas, spores are present, and either dormant, or not visible from a distance. If you cannot see moss when looking from a distance, it doesn’t mean that green and growing moss isn’t there. Once up close, a true assessment can be done, and there can be up to four times what could be seen from a distance.
It is no simple task to keep a roof completely clear of green and growing moss for a long period of time. Spores are everywhere, just waiting for the right conditions. All they need is moisture, warmth, shade (which can be provided by cloud cover) and impurities, which are provided by pollution and natural sources.
Once it starts to grow, the moss itself can go dormant over periods of dryness or heat. It waits for the right conditions, and then continues to grow. When there is green and growing moss, it’s producing more spores, which puts all surrounding areas under pressure to grow moss.
We’ll do a partial treatment if you don’t see our point but must charge more per square foot. It’s expensive because we have to do 80% of the work of a full quote. Travel, setup, protecting your home and windows from any over spray and so on. And the Warranty would be for only two years, because
other moss will grow and encroach on the treated areas.
